  1. Basement and Structure
    The interior of the foundation is inspected. Focal areas are examined for signs of water penetration or seepage.  The first floor framing is examined and includes probing of sills, girders, floor joists, and columns. The roof framing including rafters, collar ties, trusses, beams, and sheathing material are also reviewed.

  2. Heating & Cooling
    The hot water heater is examined for condition and age. Heating equipment is inspected including operating controls, vents, heating distribution systems, and presence of installed heat source in each room. If possible, an efficiency test is performed on the boiler or furnace The A/C compressor (if present) is also inspected as well as the cooling and air handling equipment including fans, pumps, ducts, dampers insulation, air filters, condensers, and registers.

  3. Electrical
    The electrical panel is opened and examined. Additional inspection includes the service equipment, grounding equipment, over current devices, main and distribution panels, branch wiring, outlets and fixtures, and GFCI outlets.

  4. Plumbing
    Inspection of the interior water supply and distribution system including piping materials, drain, waste and vent pipes, fixtures, functional flow and evidence of leaks.
